Sell A House – Steps needed


1.    Look at your home's condition. This is the first step that will make it easier to attract a buyer and sell a house. Buyers or consumers always need a good first impression. The physics of your home, inside and outside, is an important item to make them contact you for the price. So, make sure you have a property that is clean, neat, and looks well cared for. Who wants to buy a home in a filthy condition? Repair any leakages and re-paint the walls/ceilings to make your home even nicer and attractive and help you sell a house.

2.    Price your home. How much do you think your home is worth? Of course it depends on your home appearance and external factors. External factors mean the neighborhood and public access. The more accessible and nicer neighborhoods command higher prices and can be considered plus points for your home. Also in pricing your home, it is important to look at the market. What does the market say? You might want to have one or two Realtors provide you with a CMA (Comparative Market Appraisal.  They will do this for free if you give them an opportunity to make a pitch to you about listing your home, even if you are going to try and sell a house first as a FSBO (For Sale By Owner)

3.      Advertise your home. Advertisement is always effective in attracting buyers to sell a house. There are many ways to advertise your home:

a.       Advertise your home on the Internet. An ad can be entered to sell a house on  Craigslist or BackPage for no charge.

b.       Put a sign in front of your home. This will make everybody who passes your house on the street know you want to sell a house and perhaps tell their friends or relatives.

c.       Place a literature box with your sign.  Keep it full of brochures or leaflets.  Don't try to sell a house from the brochure, all that is needed is just a few key features of your house with its picture and contact phone number on it. Don't forget to add your email address.

d.       Tell your friends and relatives. This could be the easiest way to advertise your home and sell a house.

4.    Use a broker service. Realtors will help you to market your home and they have lists of potential buyers. Realtors also act as a bozo filter by keeping unqualified prospective buyers out of your house.  They aren't going to waste their time with someone that doesn't have the financial ability to buy your house.  They definitely have expertise in negotiating with buyers and basically arranging your home sale.  However, they will require a commission of some percentage of the sales price of the property.
